It's finally happening! I'm so excited and full of joy.
For anyone who are interested in a newly built construction home, I've listed the first process in getting one:
First of all finding a new construction areas can be pretty limited. Usually the further out of the city you'll be able to find some areas. Once you find these areas; there are usually model homes where you visit and see which one fits your needs.
Once you chosen the model home you like; make sure you know much the home will cost (With inclusions and exclusions). New construction are subjected to sales tax. So please consider this into your budget.
Contact your bank to get a mortgage approval. (This part is where you determine how much down payment you would like to put in).
Upon receiving the contract, make sure you review it carefully. Ask all the questions you have and all the changes you want before signing (this is the step where you're able to change the layout of the plans to suit your needs.) It really depends on the builder, but you may pay penalty if you change the plans after signing.
In my case we gave a deposit upon signing the contract X$ amount and when they start construction it will be another X$ amount.

This is pretty much the first process in getting a newly built home!
To conclude, the biggest suggestion I give is to go on Pinterest and have a clear vision of what you want your home to be like. Spend sometime doing a mood board and it will help you not miss out anything you want!
It's very crucial to know what you want exactly to avoid penalties and indecisive encounters along the designing process.
